All our properties are less than 30 minutes WALK or 2 kilometres from the beach. Many are even nearer.
Check out our distances - they are accurate. Each property has a map showing the relationship between the property and the beach, the town and other facilities so that you can see exactly where you are staying.
Sat Nav GPS Co-ordinates are provided for all properties. Helps you reach them quickly and efficiently if driving. Can also be used by some taxi drivers.

• Price is per property, not per person.

• Bookings can start and end on any day of the week.

• The minimum booking period is 4 nights between October and June inclusive and 3 nights between July and September inclusive. Subject to owners agreement as it may affect getting a longer booking before or after required dates.

• The minimum booking period is 7 nights if there is a United Kingdom Bank Holiday in the same week (i.e. Christmas, New Year, Easter, Spring Holiday, etc). However, if it less than 2 weeks until that UK Bank Holiday, we will accept a booking for the minimum period as above dependent on the month.

• Unlike airlines, our prices DO NOT INCREASE for peak weeks such as Christmas, New Year, Easter, etc.

• There may be instances where we have a same-day changeover between 2 rental parties. If so, we operate the policy of "vacate by 12 noon for party A and into property after 4 pm for Party B". However, we can often work out a solution to minimise the disruption to both parties.

• If you want 2 properties next or near to each other, see "Large Groups"

• At least one member of the party must be over 21 years of age. We may ask for details of our guests including ages and sex. For groups of young people, "hen parties", etc, the nightlife of places such as Benidorm may be more suitable.

• On some bookings, and at ours and the owners discretion, we may require a damage deposit, particularly for groups under 21 years of age.

• I.V.A at 16% is included where appropriate.

• No animals allowed under any circumstances.

• Christmas and New Year working. We are unable to accept bookings where arrival at the property would be Christmas Eve 24th December after 19.00pm, or on Christmas Day 25th December or on New Years Day 1st January. Departure on one of these days may be possible dependent on how we arrange for key collection.

20% late booking discount

We offer a 20% discount for a late booking all year round provided that it is made within 2 weeks of the start date of the booking and is for a minimum duration of 1 week.

Note: Only one discount offer applicable per booking and not applicable with Special Offers.

10% discount for 3 week booking and 15% discount for 4 week booking

We offer a long stay discount of 10% for 3 weeks and 15% for 4 weeks+. The end-of-rental cleaning cost increases by 50%. We are unable to offer lets longer than 8 weeks.

Large groups

We have a section that groups together properties which are in the same complex or building.
These are therefore suitable for larger groups of people, or even families requiring their own "space".

Winter sun properties

During the winter months, when the sun is low in the sky, we indicate which properties get the most sunshine on balconies or gardens due to being mainly south facing and with no obstructions in front such as other tall buildings. Alternatively, they have a roof solarium. Some properties may not be suitable for less able people due to stairs or spiral staircases.

Wheelchair access

We indicate which properties have wheelchair access under the "more information" section of each property. Most property doors are maximum 580 mm wide. None of our properties have specific equipment for disabled people or wheelchair users such as grab handles, equipment at a certain height, etc.
We also have a ‘review’ by a disabled UK visitor to of one of our apartments.

Short Breaks

For short breaks, such as long weekends for the sun or the golf, or for visiting the area for property viewing or property completion, or for dental or medical reasons, you can use ANY property, subject to the length of stay as described on the Properties page. For much of the year, this works out cheaper than a hotel or motel and in a hotel or motel, you don't get all the useful and convenient facilities like a fridge, kettle, toaster, microwave, iron, etc, which makes a stay more pleasant and allows you to be independent.

Selecting a property

• Decide if you want to be in town or in a suburb (urbanisation). This may depend on whether you have a car or not. Torrevieja is typically Spanish whereas the urbanisations have many European nationalities.

• Decide how many bedrooms / beds that you want - remember that many have a sofabed as well. A travel cot and high chair are available for a small additional cost.

• Decide if you want a communal pool. Between about October and April, a swimming pool won't be a requirement unless you like cold water!! Most properties in town do not have a pool. pool in Spanish run communities (mainly in town) are often open only between June and September and may shut for siesta (afternoon).

• Decide if you want UK television, particularly useful in the winter or to keep the children amused.

• Check suitability regards floor level, children, elderly persons and wheelchair access.
